Palmetto Bugs and Ghost Ants: What a Cleaner Can Actually Do
One roach on the tile at 4 p.m. undoes a perfect turnover. What Florida law lets a cleaning crew do about it, and the 30 minutes that prevents most of it.
A single palmetto bug on the floor when a family walks in at four o'clock undoes an otherwise perfect turnover. The guest does not file it as bad luck. They file it as a dirty house, and after that nothing anyone says lands.
So: what a cleaning crew can legitimately do about Central Florida's insects, what needs somebody licensed, and how to tell in ten seconds which of the two you are looking at.
Palmetto bug or German roach? They mean opposite things
The one guests scream about is an American cockroach, called a palmetto bug locally. An inch and a half to two inches, reddish brown, and it flies just well enough to clear a room. It lives outdoors in mulch, palm boots and storm drains, and it comes inside after heavy rain or when the yard gets sprayed. One or two of those is an entry problem, not an infestation.
A German cockroach is an entirely different conversation. Half an inch, tan, two dark stripes running back from the head, and it does not live outdoors in Florida at all. It lives in warm cabinet voids near food and water. Seeing one in daylight beside the dishwasher or the coffee maker means there is a population, and it almost certainly arrived in luggage or a grocery box. That is a same-day call to a licensed operator, and the property should not accept the next booking.
Getting that identification right decides whether you seal a threshold or cancel a reservation. It is worth teaching every cleaner on the crew.
Why we will not spray, and neither should you
Two reasons, and the second one surprises people.
First, pest control for hire in this state is regulated under Chapter 482 and licensed through the Florida Department of Agriculture and Consumer Services. Applying pesticide on somebody else's property for money without that license is not a gray area. We do not hold it, so we do not spray, and any cleaner who offers to is telling you something about how they run the rest of the business.
Second, on the ant that generates most of the complaints here, spraying actively makes things worse. Ghost ants run about a sixteenth of an inch with a dark head and pale translucent legs, which is why guests describe them as barely visible. Hit a trail with a repellent aerosol and the colony buds: it splits and scatters satellite nests into other wall voids. One trail in the kitchen becomes three trails in three rooms over the following fortnight, and the owner blames the last person who was in the house.
What works is a slow-acting bait carried back to the nest by the workers, placed by someone who does it for a living. What we do is remove the reason the ants were there and wipe the trail with soapy water, which destroys the scent track they were following.
The sugar the last guest left
Ants are indoors because there is something to eat. The list that actually matters on a turnover, in rough order of how often it is the culprit:
- The drip tray and used-pod bin at the coffee station. Nearly every time.
- Under and behind the refrigerator, where a soda went over during a pool afternoon.
- The dishwasher door gasket and the lip of the frame below it.
- Unrinsed cans and cups sitting in the recycling bin.
- The grease tray under the grill, which most checklists skip entirely.
- The patch of garage floor where the trash bags were staged. A leaked bag leaves a ring that keeps drawing traffic for weeks.
Pull the toaster and the blender forward instead of wiping around them. Foraging trails are only a few inches wide and they are heading somewhere specific.
Garbage timing is a pest decision
Orange County collects curbside once a week and reshuffled its schedule at the end of 2025 so recycling and yard waste run earlier in the week and garbage later. Whichever day yours falls on, a Sunday checkout against a Thursday pickup means four days of guest garbage in a garage that reaches a hundred degrees by mid-afternoon.
Fruit flies go from egg to adult in about a week at normal room temperature and faster than that in a hot garage, so a bag left from one stay produces a cloud during the next. Roaches follow the smell to the door seal and find the gap. If the community has a compactor, use it. If it does not, the bags leave in the cleaner's vehicle. Paying twenty dollars for haul-away is cheaper than a pest visit and a partial refund.
Bed bugs scale with your booking calendar
Orlando took 76.7 million visitors in 2025. A vacation home turning sixty or seventy times a year is sixty or seventy separate chances for a suitcase to carry something in. No amount of scrubbing changes that number, because it is an exposure figure rather than a hygiene one.
Prevention is inspection, on every turnover, in four spots: the mattress seam at the head end, under the folded corner of the box spring tag, the crevice where the headboard meets the wall, and the seam of the sofa bed mattress. You are hunting dark specks the size of a pen dot along a seam far more than live insects.
If we find them, we stop. We do not strip the bed, we do not carry linen through the house, and we do not finish. Everything goes into sealed bags in that room and the owner gets a call saying the home cannot take the next arrival until a licensed company has treated it, usually with heat. We are not paid for a turnover we did not complete, and we have argued about it in a driveway more than once. Dragging contaminated linen down a hallway to save one booking is how a single bedroom becomes a whole-house treatment.
The prevention that is not chemical
Most of what keeps insects out is maintenance nobody puts on a schedule.
- Door sweeps on the garage entry and a good seal on the patio sliders. That track is the most common entry point on these houses by a wide margin.
- Mulch pulled back a foot from the foundation. Cypress banked against a wall is a roach nursery with irrigation.
- No standing water in the landscaping. Bromeliads, plant saucers and blocked gutters breed mosquitoes, which is the other thing that ruins an evening outside; Orange County Mosquito Control will come and inspect a property on request.
- Weatherstrip on the garage door that genuinely touches the slab, not the strip that is theoretically there.
Tell your cleaner to photograph and report rather than treat. A dated pest photograph is what gets a warranty honored, and over a few months it is also what tells you whether you have a recurring problem or just a bad week after a hard rain.
